McPherson Ranch has been managed for quite some time by a fellow coworker, Kelly Stafford. However, effective this past Monday, September 14, I have been assigned as your NEW Community Manager. My contact information can be found in my signature below. I started in the HOA field many years ago and started as an administrative assistant supporting multiple managers in the background. I was fortunate enough to learn everything from the ground up, inside and out. Neighborhood Management is excited to share that we have advanced our technology by changing software systems and moving to a new banking vendor for payment processing. As you know, NMI offers a homeowner portal where you can view HOA documents, meeting minutes, financials, and homeowner account information. You can even make payments through this homeowner portal that will post to your account in real-time! However, on Monday, the NEW AND IMPROVED homeowner portal will go live and will offer a new look and enhanced functions. Simply go to www.NeighborhoodManagement.com and click "Community Login" in the upper right corner. Search for McPherson Ranch, then select "Visit your Website". From here, you will be taken to the NMI homeowner portal. New users will need to create an account, while existing users can simply login. **For new users, the email address you decide to use when setting up your account will need to be on record with NMI before you can actually sign up. Just send me an email and ask to add the email address of your choice. If you are wanting to make a payment online, please follow the above steps but select Make a payment online. This will take you to PayLease.com where you will have to create an account as well which is separate from your homeowner portal access. When creating this account, you will need your NEW HOA account number. New accounts numbers will be provided when the next statements are mailed out. However, if you want to set it up early, send me an email and I can get you that account number. COMMUNITY FALL YARD SALE Its that time of the year again to clean out those closets, junk drawers,garages, and sheds and make room for new stuff as the holidays approach! The McPherson Ranch Fall Community Yard sale will be held October 2-4 in conjunction with other HOA's in the area. So what are you waiting for? TIME TO REMOVE HOLIDAY DECOR With the holidays now behind us, the tasks of removing decorations and hauling a live tree to the curb, or dismantling an artificial one, have begun! Please make sure to remove all holiday decorations, and lighting, including light clips by January 31st.
ANNUAL ASSESSMENTS NOW DUE The 2020 statements were recently mailed out to the membership by Neighborhood Management. Please remember, the 2020 annual assessment of $410.00 is due on January 1st. Accounts are considered delinquent 30 days past the due date which means your payment MUST BE POSTED to your account no later than January 31st to avoid any additional fees.
For online payments, please visit www.MutualPayPropertyPay.com and select “Pay Now”. Enter your information, along with the Management ID (4008), Association ID (MCPH), and your NMI Account number. You can select either to Pay by eCheck (Free), or pay with a credit card ($14.95 convenience fee).
If you prefer to mail your payment, please send to McPherson Ranch, c/o Neighborhood Management, PO Box 62164, Phoenix, AZ 85082. Remember, payments must POST to your account by January 31st to avoid additional fees. It is highly suggested that mailed payments are placed in the mail a minimum of 10 days prior to January 31st to ensure adequate time for mail delivery and processing by the bank.

TRASH CANS Please remember to keep trash cans stored out of site except for days of trash collection. Bulk trash is to be put out in front of your own home, the 1st Monday of the Month.
PETS It doesn't take much to remember that we have pets in the community. In fact, if you don't watch your step, you’re liable to step in one such reminder! Besides being unsightly and smelly, animal waste can be hazardous to the health of the children who play in the community and other pets. One of the most common forms of disease transmission between dogs is through fecal matter. It is important to remember to immediately clean up after your pet. Take along a baggie with you to pick up waste with and then dispose of it properly. Also, when walking your dog in our community, remember that it should be leashed. By taking a few simple steps to leash, and clean up after your pet, you can contribute to the beautification of the community!
SPEEDING Please remind all the drivers in your household of the speed limit in the community. There have been several reports of speeding drivers over the last month.

We are looking for residents that are interested in joining the Social Committee. Below is what the responsibilities entail.
Initiates and organizes events
Creates and submits timely budget to the board for approval based on budget guidelines
All events including National Night Out
Put out and pick up signs for events
Also, the Board met with our Community Manager to outline what we the board expect when it comes to deed restriction enforcement. The first step in the process is a friendly reminder notice letting you know a violation has occurred. If you need additional time to cure the violation, please reach out to our community manager so she can update your account to provide you with additional time. This will stop additional notices from being generated. If the violation is not cured within the time allowed, then a second notice of violation will be sent via first class mail and certified mail. This is required by the Texas Property Code. The notice explains that if the violation is still not cured within the time allowed, a fine will be charged to your HOA account.
