Architectural Committee Change Requests (ACC Request)
aka: Property Modifications to your home or lot (front and/or back)
Are you thinking about building, installing, or repairing anything on your lot? This can include sheds, playground equipment, patio covers, decks, and landscape borders, or are you considering making changes to your fencing, or house paint colors? Keep in mind, the Homeowners Association requires homeowners to complete an Architectural Control Committee Request form to obtain approval prior to starting your project. Make sure to complete the “ACC” Request form (found below) before starting your project. Send the Completed form and any supporting documents to CustomerCare@nmitx.com, or you can upload to the Neighborhood Management Web Portal at https://portal.neighborhoodmanagement.com. The Committee will review your request and determine if the project can be approved per the HOA's rules and regulations.
Also, the City of Fort Worth may require you to obtain a City permit as well. ROOF REPLACEMENT
Is your roof in need of repair/replacement? If you are simply repairing shingles, or replacing a small amount of shingles, then you do not need to obtain approval from the HOA. However, if your roof is in need of replacement, please make sure to complete an ACC Request form and submit to the HOA (as stated above). Currently, the HOA is approving shingles in the following colors: Weathered Wood, Driftwood, and Barkwood.
While the HOA understands, current policy says if you are replacing your roof with like-for-like, many homes are currently non-compliant and in following this rule, you may be subject to violation fines for installing a non-compliant roof. Roofing with black, grey, charcoal, or similar are NOT allowed. If your roof is currently non-compliant, then it will need to be replaced with a compliant option upon next replacement.
